The Court of Appeal has delivered some welcome Christmas cheer for landlords.

Spencer v Taylor [2013] EWCA Civ 1600 has clarified which section 21 notice should be served to terminate a tenancy once the fixed-term assured shorthold tenancy (AST) has expired and the tenant remains in occupation under a statutory periodic tenancy.
