Linklaters’ Silk Street office underwent a £43.5m revamp in 1996 that included replacing the building’s water pipes.
A maintenance contract was agreed with McAlpine, making the construction company responsible for the pipes.
A decade later, however, Linklaters’ pipes began to leak. The firm called in consultants Chapman Bathurst to survey the building, revealing that much of the pipe work was wet with condensation running down the outside.
This, the firm claims, was due to McAlpine’s alleged negligence and failure to ensure materials were of good enough quality and reasonably fit for purpose.
In addition, Linklaters is seeking damages from Sir Robert McAlpine (Holdings) for breach of warranty over a guarantee provided for its sister company.
The writ, which was issued by Linklaters partner Katie Bradford, demands £2.93m for the cost of repairs to the water system in addition to professional fees of £553,316.
The claim also stated that the firm anticipated further costs to arise from the damage, for which it would expect to be reimbursed.
