The UK 200 Real Estate report analyses the key trends in terms of leading firms’ use of property. As a starting point the report will analyse the total cost of a firm’s real estate including rent, rates and service charge and the total amount of square footage they control.
Herbert Smith is taking a novel approach to office expansion by building a bridge between its existing Exchange House headquarters and its new premises.
Building work has already started on linking the spaces after Herbert Smith signed a 15-year lease for approximately 45,000sq ft at 10 Exchange Square. It is understood that the top 10 firm will pay £45 per sq ft on the new premises and has agreed an 18-month rent-free period.
The bridge, which is expected to be completed by September, will link two of the floors occupied by Herbert Smith in Exchange House to two out of the three floors the firm is taking in 10 Exchange Square.
Herbert Smith executive partner Iain Rothnie said: “It will give easier access for moving between the two buildings and will provide an important psychological link.
He added: “If it’s pouring down with rain, then staff will be able to get to the canteen without getting wet.”
Herbert Smith declined to comment on who will foot the bill for the construction of the bridge, but a number of sources said it is likely to be paid for by the landlord, British Land.
Herbert Smith’s property, employment, pensions and trusts groups are expected to move into the new building in December.
